Frame
Load-bearing frame of solid pine timber from WOODMAX (Ukraine). 50×100 and 50×50 mm sections, naturally seasoned. Sheathing in ЦБМ Осмолода 20×125 and 25×150 mm boards.
25-year structural warranty.
Insulation & barriers
Isover ROLL42 mineral wool 50 mm — non-flammable (class NG), thermal conductivity 0.042 W/m·K. Won't burn, settle, or absorb moisture.
Juta H90 vapor barrier (Czechia) + Strotex 110/140 weather barrier (Roofer). A sealed envelope with no thermal bridges.
Roof
Metal tile by Дах-Сервіс (Ukraine) — Florencia, Modena, Praga, Warszawa profiles. 0.5 mm polymer-coated galvanized steel.
RainGuard metal gutter system and metal soffits. 30-year manufacturer warranty.
Cladding
Pine cladding 130×25 and 200×50 mm. Black 0.5 mm metal panels as accent. Scandinavian look.
Videotron graphite wood paint — UV- and weather-resistant. No yearly repainting.
Windows
WDS 300 — 3-chamber profile system with 1.5 mm reinforcement. Tilt-turn, laminated to graphite.
4-16-4i 24 mm triple-glazed units with low-emissivity i-glass. AXOR hardware. 36-month warranty.
Heating
Cooper&Hunter air-to-water heat pump (~$3,000) is the primary heat source. Works down to −25°C, A+++ rated, Wi-Fi-enabled.
Hydronic underfloor heating throughout, Romstal piping. One loop heats the floor and provides hot water. Each bedroom also has its own split A/C for cooling.
Fireplace
Plamen TARA 8 kW cast iron stove (Croatia) — real fire, long heat retention, low heat loss.
60-month warranty. For cold evenings and as a backup heat source.
Floors
SWISS KRONO Promo V4 laminate, 8 mm, AC4/32 class, Santorini oak. Four-sided V4 bevel, moisture-resistant, compatible with underfloor heating.
Bathrooms: INTER GRES Laurent porcelain stoneware 60×60 cm, dark grey. Underfloor heating runs beneath both finishes.
Kitchen
We build the kitchen ourselves — not IKEA. Solid wood, joinery-grade construction, full-extension hardware. Designed to your floor plan.
Comes with cooktop, oven, dishwasher, fridge. All included in the house price.
Furniture
Beds made by us — solid strong pine. Wood slats under the mattress, no MDF or veneer. Sofas, coffee table, nightstands included.
Textiles and curtains by JYSK. Everything matched to the house style, delivered and installed together.
Plumbing
KOLO toilet (Ukraine) with quiet-flush system. GM SV-6022 80×80 shower cabin, tempered glass, chrome profile.
AlcaPipe pipes (Czechia) — polypropylene PN20 SDR6, working pressure 20 bar, up to 60°C.
Electrics
Hager VU36UA 36-module electrical panel (Germany). Hager 1P 6kA C16A breakers (France) — one per circuit.
Concealed copper wiring. LED fixtures and switches included. KNX-ready for future automation.
